Prices and unit counts are easy to compare and rarely decide anything. So the trade-offs sit in the same table as the figures — you can't scan one without scanning the other.
The honest limit of this table
Comparison narrows the list. It doesn't pick the flat.
Two of these will feel completely different once you're standing in them at 6pm on a weekday — and no table shows you that. Once you're down to two or three, the visit is what actually decides it.

What we collect
When you submit an enquiry we collect your name, mobile number, and — if you give them — your email address, the configuration and budget you are looking for, how your purchase is funded, and any notes you add. We also record the page you enquired from, the referring website, and the campaign parameters in the link you arrived through, because that is how we know which advertisement produced your enquiry.
Browsing the site without enquiring does not require you to give us anything.
Why we use it
To send you the information you asked for, to call you back about it, and to keep a record of the enquiry so that a later conversation does not start from nothing. We do not sell your details, and we do not pass them to other brokers.
Who else processes it
We use third parties to run the business, and your enquiry passes through them. Zoho (Bigin CRM) stores it. Google Workspace and our hosting provider transmit and hold the notification email. Google Analytics and the Meta advertising pixel record that an enquiry happened on this page, so that we know which advertisement produced it. They receive the page, the campaign and the fact of the enquiry. They do not receive the notes you write us.
When you share your requirement with a developer through us — which is the point of engaging an agent — your name and contact details go to that developer so a unit can be held or a site visit arranged. We tell you before that happens.
Cookies, and how to turn them off
We use cookies and similar technologies to measure which advertisement brought you here, so that we know what to keep paying for.
Where you are changes how this works. In the European Economic Area, the United Kingdom and Switzerland you are asked first and nothing is set until you say yes. In India and the rest of the world we do not interrupt you with a banner: measurement is on when you arrive, and this page is where we tell you so.
Turning it off takes two clicks and works everywhere. The “Cookie settings” link at the bottom of every page opens the choice; select “Turn off” and it is remembered on this device for every later visit. Your browser can also clear or block cookies for this site whenever you like.
Once it is off, no advertising or analytics cookie is written and the Meta pixel does not run at all. Google’s analytics tag still sends a single anonymous signal that a page was viewed: no cookie, no identifier, and nothing that can be tied to you or to a later visit. If you would rather not send even that, block JavaScript for this site and the pages remain readable.
None of this affects your enquiry. The form reaches us either way, we call you back the same, and we do not hold anything back from people who turn measurement off.
How long we keep it
Enquiry records are kept for three years from your last contact with us, after which they are deleted. Where a transaction completed, records are kept for as long as tax and RERA obligations require.
Your choices
You may ask us what we hold about you, ask us to correct it, withdraw your consent to be contacted, or ask us to delete your record. Write to vikram@bharatprops.com or call +91 77609 42976 and it will be actioned. Withdrawing consent stops future contact; it does not undo contact that already happened.
Security
Information is encrypted in transit between your browser and our server. Access is restricted to people who need it to answer your enquiry, and they are bound to confidentiality. No system is perfectly secure, and we do not claim otherwise.

Nothing here is an offer
No page on this site is an offer, an allotment or a contract. Submitting a form registers an interest. It does not book or reserve a unit, and nothing is payable until terms are agreed in writing.
Your obligations
Give accurate and current details when you enquire, and do not use the site for anything unlawful — no hacking, scraping, spamming, or transmitting malicious software.
Fees
Buyers pay us nothing. Our fee is paid by the developer, and the price you pay is the developer's price.
Third-party links
Where we link to an external site we do so for reference. We do not control it and are not responsible for its content, its accuracy or its privacy practices.
Limitation of liability
To the extent the law allows, we are not liable for indirect or consequential loss arising from your use of this site or from reliance on information published here. Nothing in these terms limits a liability that cannot lawfully be limited.
Changes
These terms may be updated without prior notice. The review date below tells you when they last were.
Governing law
These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising from them.
