Overview
What Whitefield is, in one page
Whitefield began as a settlement well outside Bangalore and became the city's first serious tech corridor. That head start is why it has what newer corridors don't: hospitals, international schools, malls and restaurants that were built for the people already living there, not promised to people who might.
Because it matured early, Whitefield is also expensive relative to the corridors behind it, and its road network was laid out for a fraction of today's population. The Purple Line metro extension has changed the commute calculation for people whose office sits near a station — and changed very little for those whose doesn't. Where you land inside Whitefield matters more here than in almost any other part of the city.
The honest version
Whitefield: who it suits, and who it doesn't
Whitefield · East Bangalore
Locality assessment · Bharat Props
What works
Employment density. ITPB and the surrounding tech parks mean you can change jobs without changing house — rare in Bangalore.
Mature social infrastructure. International schools, large hospitals, malls and a restaurant scene that already exists rather than being promised.
Metro is operational, not planned. For homes near a Purple Line station this is a real change to the daily commute.
Deep rental market. The most liquid tenant pool in the city, which matters if you may need to let the home out.
Every format available. Compact 2 BHK through large villas, so the corridor works across a wide budget range.
What to watch
Traffic is structural. The road grid was never designed for this density. Metro helps a specific set of commutes, not all of them.
You pay for the maturity. Comparable specification costs less one corridor out at Hoskote Road or Sarjapur.
"Whitefield" is a very large label. A Whitefield address can sit ten minutes or fifty minutes from ITPB. Check the actual pin, not the name.
Water supply varies pocket to pocket. Ask specifically about the project's source and whether it depends on tankers.
Getting to the airport or south Bangalore is a long trip. Plan around it if that's a regular journey for you.
Best forPeople working in East Bangalore who want infrastructure that already exists and a home they could rent out easily.
Think twiceIf you're buying primarily on price per sq ft, or if your office, school run or family sits west or south of the city.
Distances are marked “to measure” rather than estimated. We time these drives ourselves at peak and off-peak before publishing them.
Price trend
—₹ / ft² · data to be sourced
The dashed line shows the chart's shape and axis treatment only — it carries no data. Publishing an invented price trend would be worse than publishing none, so this module stays empty until we have a citable quarterly series for the Whitefield micro-market.
FAQ
Whitefield, answered
Is Whitefield still worth it now that the metro is running?
It depends entirely on where you work relative to a station. If your office is a short hop from the Purple Line, the metro genuinely changes your day. If it isn't, you're still on the same roads as before, and you should assess the corridor on that basis rather than on the metro headline.
Whitefield or Sarjapur Road?
Whitefield gives you infrastructure that already exists and a deeper rental market. Sarjapur Road generally gives you more square feet for the money and a younger project stock. If you're buying to live in now, Whitefield usually wins; if you're buying to hold, run both against your actual commute before deciding.
What should I check on a Whitefield site visit?
Three things. Drive your real commute at a weekday peak, not on a Sunday. Ask specifically about the water source and whether the project relies on tankers. And check the actual distance from the pin to the nearest metro station and to your office — "Whitefield" covers a very wide area.
What does property cost per square foot here?
It varies sharply by pocket, and we'd rather give you a current figure for the specific projects you're considering than a corridor average that flatters some and misleads on others. Call or WhatsApp us with your shortlist and we'll send the live rates.
Privacy policy
Bharat Props Investment Solution is a Karnataka RERA registered real estate agent, registration PRM/KA/RERA/1251/446/AG/231020/004202. We are not the developer of any project shown, and this is not a developer's official website. This policy explains what personal information we collect, why, who else sees it, and how to have it removed.
What we collect
When you submit an enquiry we collect your name, mobile number, and — if you give them — your email address, the configuration and budget you are looking for, how your purchase is funded, and any notes you add. We also record the page you enquired from, the referring website, and the campaign parameters in the link you arrived through, because that is how we know which advertisement produced your enquiry.
Browsing the site without enquiring does not require you to give us anything.
Why we use it
To send you the information you asked for, to call you back about it, and to keep a record of the enquiry so that a later conversation does not start from nothing. We do not sell your details, and we do not pass them to other brokers.
Who else processes it
We use third parties to run the business, and your enquiry passes through them. Zoho (Bigin CRM) stores it. Google Workspace and our hosting provider transmit and hold the notification email. Google Analytics and the Meta advertising pixel record that an enquiry happened on this page, so that we know which advertisement produced it. They receive the page, the campaign and the fact of the enquiry. They do not receive the notes you write us.
When you share your requirement with a developer through us — which is the point of engaging an agent — your name and contact details go to that developer so a unit can be held or a site visit arranged. We tell you before that happens.
Cookies, and how to turn them off
We use cookies and similar technologies to measure which advertisement brought you here, so that we know what to keep paying for.
Where you are changes how this works. In the European Economic Area, the United Kingdom and Switzerland you are asked first and nothing is set until you say yes. In India and the rest of the world we do not interrupt you with a banner: measurement is on when you arrive, and this page is where we tell you so.
Turning it off takes two clicks and works everywhere. The “Cookie settings” link at the bottom of every page opens the choice; select “Turn off” and it is remembered on this device for every later visit. Your browser can also clear or block cookies for this site whenever you like.
Once it is off, no advertising or analytics cookie is written and the Meta pixel does not run at all. Google’s analytics tag still sends a single anonymous signal that a page was viewed: no cookie, no identifier, and nothing that can be tied to you or to a later visit. If you would rather not send even that, block JavaScript for this site and the pages remain readable.
None of this affects your enquiry. The form reaches us either way, we call you back the same, and we do not hold anything back from people who turn measurement off.
How long we keep it
Enquiry records are kept for three years from your last contact with us, after which they are deleted. Where a transaction completed, records are kept for as long as tax and RERA obligations require.
Your choices
You may ask us what we hold about you, ask us to correct it, withdraw your consent to be contacted, or ask us to delete your record. Write to vikram@bharatprops.com or call +91 77609 42976 and it will be actioned. Withdrawing consent stops future contact; it does not undo contact that already happened.
Security
Information is encrypted in transit between your browser and our server. Access is restricted to people who need it to answer your enquiry, and they are bound to confidentiality. No system is perfectly secure, and we do not claim otherwise.
